About Property Reports

There are different Report types, and depending on the property, you may have to search in a particular way in order to get the information you require. For most properties, you can use the Reports service to search for an address or lot/plan. For other properties, you will need to use the Interactive Map to navigate by zooming in, or by searching for a nearby property and panning across, then using the select tool. Firstly, there are Basic Reports which show no dimensions, Paid Reports which do show the dimensions of the parcel or property, and there is a link to Local Government information, also free.

Secondly, there are "parcel" reports and "property" reports.
A parcel is defined as the smallest unit of land able to be transferred within Victoria's cadastral system. It usually has one proprietor or owner. It described by its parcel description (either lot/plan or allotment/section/parish). Occasionally two or more parcels can have the same parcel description but each is only a Part of the parcel. This is being handled by creating Title Plans so each part can have a unique description.
A property is defined as land under common occupation particularly for the purpose of rating, billing or habitation. Properties are typically described by street address or a "rate assessment number" allocated by an authority, eg local government or utility. A property can consist of one parcel (eg a suburban house block); many parcels (eg a farm); or part of a parcel (eg a shop in a development). Council's view of property is usually seen as being definitive and is described by a Council Property Number (CPN).

Use Reports service to search by address. If you get a paid property report (the one with the dimensions) you will get the dimensions for the whole property.

Use Report service to search by lot/plan. If you get a paid property report you will get the dimensions for this parcel only, not the whole property.

Use Report service to search by crown description. If you get a paid property report you will get the dimensions for this parcel only, not the whole property.

Use the Reports service to search for the address or the lot/plan. Alternatively, use the Interactive Map.

This property is part of a parcel (Lot 2 PS417452) so it cannot be searched as lot/plan. You can use the Reports service to search by address, but the Paid Report will show the dimensions to the whole parcel, not the individual unit, because no plan of an individual unit exists. This is because you cannot have a two-dimensional plan of a three-dimensional subdivision. The only difference between this and the whole parcel, is the Council Property Number, since council recognises this as a rateable, billable property. You can get the Council Property Number from a Free Report.

If you use the map, you cannot select this property, because it not shown on the plan. You can only select the whole parcel.

  • Planning Zone Summary with link to schedules
  • Map of the area

Detailed Property Report

The Detailed Property Report includes:

  • Address details (Street Address, Lot on Plan Number, Standard Parcel Identifier)
  • Local Government Area and Council Property Number
  • Street Directory Reference
  • Dimensions (Area and Perimeter) - approximate/indicative only. For more accurate dimensions, consider a copy of plan or a survey.
  • Diagram of the property showing the approximate dimensions
  • State Electorates (Legislative Council and Assembly)
  • Utilities (Power and Water suppliers)
  • Planning Zone Summary with link to schedules
  • Map of the area

  • Heritage Register entries (if applicable to the land)
